Reservations
Remember that you save by booking direct from us.
Deposit
A 50% deposit is due at the time of booking. The remaining balance is due in full 60 days prior to your arrival date.
Cancellation
We offer full refund up to 30 days prior to check-in (if you book through third party you may not get full refund from them).
Occupancy
1 bedroom units can accommodates max 2 people, 2 bedroom units accommodates max 4 people.
In addition, a child up to 12 years of age can be accommodated (except in Allamanda units) if agreed with us upon booking.
Minimum Night Stay
There is a 3 night minimum stay. We may on occasion, accept fewer than 3 nights, if that is all that is available. Please contact us directly to discuss this option.
Property Features
Kitchen/kitchenettes have all cooking utensils needed. We provide toaster, microwave, mixer, small coolers, ironing board and iron.
On the pool deck you have access to pool towels, beach chairs, snorkel gear, coolers, laundry room, honor bar with self service of drinks and snacks.
Travel Insurance
We strongly recommend travel insurance. One option for purchasing travel insurance is: csatravelpro.com. We do not refund for personal or natural emergencies.
Refunds
There are no refunds for late arrivals or early departures.
Cleaning Fee
There is a cleaning fee added to each reservation. One bedroom units $100 or $125, Two Bedroom $200.
Check in / Check Out
Check in time is 4:00 pm. Check out time is 10:00 am.
Electricity
All rooms have A/C. The property has a generator in case of power outage.
ECO Considerations
We collect plastic and aluminum recyclables. Hand soap, shampoo, body wash, conditioner, and dishwasher fluid is provided in multi-use dispensers.
We have solar panels. We collect rain water in cisterns.
Water is precious on St. John and electricity costs are very high. Please do not leave water running and report any leaky plumbing or ‘running’ toilets immediately. Please turn air conditioners off when out of the rooms or away from the Property.
Quiet Enjoyment
Guests are advised that noise travels easily and that it is important to be respectful of others at all times. There is a noise curfew at 10:00 pm in all residential areas on St. John and all Guests are expected to comply with this law.
Maid Service
The Property is thoroughly cleaned before and after Guest’s stay. Weekly midstay cleaning will be offered guests staying more than 12 days. Additional maid service may be scheduled at Guest’s expense.
Laundry
Available from 4PM to 8.30PM. Due to water shortage only quick/fast wash is available. Full-service washing/drying is available at the laundromat next to St John Provisions and the Inn at Tamarind Court on Highway 104.
Smoking
Smoking is not permitted inside the Property gates. Smoking is allowed on the parking deck. Guest agrees to pay a fee of not less than $100.00 for cleaning if smoking inside the Property is detected following Guest departure.
Pool Area
Available from 7AM to 9PM. Barbecue is not available. Honor’s bar available in the common kitchen. Food preparation is not allowed in the common kitchen unless agreed with the Property Agent.
Parking
Parking for 1(one) car per apartment is provided with access from Hill street. The Property is not responsible for damage to rental cars. 4-wheel drive is strongly recommended and access is easiest by approaching the parking lot from below.
Taxi pickup
Pick-up and drop-off by Taxi should occur at the Seagrape street entrance. Taxis are not allowed in the parking lot due to difficulties in access with large vehicles.
Garbage removal
We remove your garbage from the garbage containers on the property. You only have to carry it down and sort out recyclables.
Telephone
The property has moderate cell phone reception. The guests should note that international roaming may occur on the north shores of St John from British Virgin Islands and this may incur unexpected cell phone charges unless international roaming is turned off when visiting beaches.
Pets
Guest pets are not allowed at the Property. The owners have 2 sweet flatcoat retriever dogs (Ronja and Laika).
Hurricane/Storm Policy
The hurricane seasons officially runs from June 1st through November 30th. Guests may need to be evacuated for their safety. In the event a hurricane or tropical storms interrupts Guest’s travel arrangements, Agent is not responsible for the airline changes, the cost of alternate accommodations, or cancellation fees. No refunds will be given unless a mandatory evacuation in a "Tropical Storm/Hurricane Warning Area" is issued by the National Weather Service. If Guest does not have Travel Insurance to cover the rental amount paid, effective as of the date that a mandatory evacuation order in a "Tropical Storm/Hurricane Warning" area is issued for St. John, Agent will refund any unused portion of rent for a shortened stay from a Guest currently in residence at the Property or any unused portion of rent from a Guest that is scheduled to arrive and must shorten their stay until after the evacuation order is lifted.
